7 years ago there was a planning application for a house in Lydford Road (to replace a dilapidated area used for parking and commercial work).
MapRA and many residents opposed it as out of character with the ara and not in keeping with the Council’s guidelines for the conservation area. However, the Council let it through.
What has been actually built has turned out to be different; larger and even poorer than the plan in the application. As a result the Council’s enforcement department has said it should be removed.
The developer has appealed and the deadline for comments to the Planning Inspector who considers the appeal is tonight!
MapRA is, of course, supporting the Council’s enforcement rejection of the building.
But we felt that it would boost the enforcement case if as many residents as possible put their comments in. Sorry this is such short notice;

The appellant appealed on two grounds:
- (a) They believe planning permission should be granted for what has in fact been built.
- (f) They believe the steps required to comply with the requirements of the notice are excessive and lesser steps would overcome the objections.
And comments should ideally be made on these two grounds.
Summarising the Council’s case for the enforcement action:
- The development has not been built in accordance with planning application ref. 14/2952 dated 14/11/2014.
- The unauthorised development’s excessive height, bulk and scale has resulted in a loss of outlook from neighbouring properties and the development has a detrimental impact on the character and appearance of the conservation area and street scene. This is contrary to the objectives of the National Planning Policy Framework 2019, policies DMP1 and DMP7 of the adopted London Borough of Brent Development Management Policies document 2016, the Brent's Design Guide (SPD1) 2018, policies 7.4, 7.6 and 7.8 of the London Plan 2016, and emerging policy BHC1 of the Draft Local Plan 2019.
- The unauthorised timber building is of poor design, is constructed using poor quality materials, and has a negative impact on the character and appearance of the conservation area. This is contrary to the objectives of the National Planning Policy Framework 2019, policies DMP1 and DMP7 of the adopted London Borough ofBrent Development Management Policies document, 2016, Brent’s Design Guide (SPD2) – Residential Extensions & Alterations 2018, the Mapesbury Conservation Area Design Guide 2018, and emerging policy BHC1 of the Draft Local Plan 2019.
